Henderson’s established heart — mature trees, walkable pockets, and a true sense of neighborhood.
Green Valley is one of Henderson’s most recognized and established areas. Unlike newer master-planned communities, many of its neighborhoods have had decades to mature, resulting in larger trees, settled streetscapes, and a lived-in quality that many buyers specifically seek.
Character & Location
The area offers a mix of single-family homes, townhomes, and some higher-end pockets. Proximity to Green Valley Ranch, shopping, dining, and major employment corridors makes it practical as well as appealing. Parks are part of the area. School zones are set by the Clark County School District and depend on the address.
Checked figures, not a price for your house
Green Valley is inside the City of Henderson. It does not have its own Census city estimate, so these numbers are Henderson’s, not a Green Valley sale price. The U.S. Census Bureau’s July 1, 2025 population estimate for Henderson is 353,289. For 2020–2024, Census puts the owner-occupied housing rate at 66.1% and the median value of owner-occupied homes at $484,900. That value is a five-year survey figure. It is not what a house on your street sold for this month.
For the wider market, Las Vegas REALTORS reported the median price of existing single-family homes sold through the Southern Nevada MLS in August 2026 at $475,000, down 1% from August 2025 and below the $490,000 high in May and June 2026. Condo and townhome sales that month had a $299,900 median. The Review-Journal published those association figures on September 9, 2026. They cover the valley, not Green Valley alone. Buyers often choose Green Valley for its balance of convenience, relative value compared with some newer luxury communities, and the feeling of an established neighborhood rather than a still-developing one.
